Kaufman: Rental Agreement Terms & Conditions
This contract constitutes
an agreement between the Renter and Parker-Kaufman, Realtors, as Agent to rent
the premises you have reserved. RENTER
MUST BE 21 in order to reserve and check-in. RENTER UNDERSTANDS AND AGREES:
THE ACCOMMODATION: That the accommodation is a privately owned
dwelling with the owner’s furnishings, and neither the Agent nor the Owner
shall be obliged to provide furnishings or equipment not presently available in
the unit. Renter agrees not to move
furnishings from room to room, nor to remove any furnishings, kitchen equipment
or utensils from the cottage. Renter
agrees to pay a service charge up to $50.00 to have furnishings returned to
their original rooms after Renter vacates.
RENTAL RATES: That rental rates are based upon a (7) day
minimum stay. Our rental week runs from
Saturday to Saturday during peak seasons.
During the Off-Season, other beginning and ending days may be
possible. Shorter stays may be available
and can be reserved within 10 days of your planned arrival date. Please contact us for details.
A deposit in the amount
of 50% of the base rental rate is due within 7 days of booking a
reservation. The deposit will be
applied to the total rent. The balance
of the rent, taxes, reservation fee, linens or additional items you reserve is
due 14 days prior to your arrival. Parker-Kaufman,
Realtors, as Agent for the owner, may at its discretion place rental deposits
in an interest bearing account and is entitled to the interest earned on such
deposits to cover administrative expenses.
RENTAL RATES, FURNISHINGS AND EQUIPMENT ARE SUBJECT
TO CHANGE WITHOUT NOTICE.
CANCELLATION POLICY: All cancellations of a confirmed reservation
are subject to a $30.00 cancellation fee and a $15.00 reservation processing
fee. You may cancel at any time outside
of 180 days prior to your confirmed arrival date with a refund of your deposit. Should you cancel inside of this 180 day
period, your deposit WILL NOT BE REFUNDED until the unit has been
re-rented. In either event, the
cancellation fee and reservation processing fee will apply. We suggest Vacation Rental Protection
Insurance for your vacation.
CHECK-IN CHECK-OUT: To honor check-in time of 4:00 p.m. or
after and check -out time of 10:00 a.m. and to notify Parker-Kaufman if
Renter will be arriving after normal closing time of 5:00 p.m. and that any
extensions beyond departure date shall be on a daily basis only and only by
written confirmation from Parker-Kaufman, Realtors.
FURNISHINGS:
All
cottages are equipped with ranges, refrigerators, cookware, silverware, and
dishes. Each is furnished, equipped and
maintained according to the owner’s preference.
All Cottages are housekeeping cottages, with vacuum, broom and mop
provided. Bedding includes mattress
pads, pillows and bedspreads (and blankets in the winter), however linens
(sheets, towels, pillow cases, hand towels, wash cloths and bath mats) are not
automatically included.
EQUIPMENT &
APPLIANCES: All of the
rental cottages offer the following, air-conditioning, heat, telephone,
television, cable TV or Satellite service (some have upgraded digital cable
service where noted). Parker-Kaufman, as
rental agents, cannot guarantee the operation of the air conditioning, or other
appliances: however, we will do our very best to have any malfunction repaired
as soon as possible. We cannot refund
for TV, WiFi, air-conditioning or appliance
malfunctions. IMPORTANT NOTE: Your refrigerator works best on the middle
setting. If you have just arrived with
room temperature groceries of hot items from your automobile, please allow at
least 12 to 24 hours for the refrigerator to reach the proper setting.
LINEN RENTAL: That if Renter wishes to rent LINENS for the
unit rented they will submit a linen rental order so that it is received by
this office NO LATER THAN 14 DAYS PRIOR to confirmed arrival date.
NOTE: NEW POLICY – A
basic set of linens are automatically included in rental of units we manage at
Villas By The Sea.
NO PARTY HOUSES: That
renter is at least 21 years of age, has no more in his party than the rental
unit is advertised to accommodate and that "House Parties" are
prohibited and that Renters will not create a disturbance nor a nuisance in the
neighborhood.
PET POLILCY: That
NO PETS ARE PERMITTED in the accommodation without payment of a $150.00 NON
REFUNDABLE cleaning and extermination fee.
NO PETS ARE PERMITTED where so indicated in the cottage description in
the brochure or on the website. This
rule will be strictly enforced and tenants in violation will be asked to vacate
the premises with no refund of their deposit.
NO PETS ARE PERMITTED DURING THE
SUMMER UNLESS OTHERWISE NOTED. Renters
with pets agree to pick up the yard after their pets.
OWNER’S PERSONAL PROPERTY: That one or more locked
closets are reserved for storage of the Owner's property and are not included
in this rental. Renter access is not
permitted to these areas.
RENTER’S PERSONAL PROPERTY: That rental agent will
not be responsible for personal items renter may leave in the rental unit. However, if the item is of importance, renter
agrees to pay agent a $15.00 service charge in addition to the cost of packaging,
and mailing the item.
LONG DISTANCE PHONE CALLS: NOT TO CHARGE LONG
DISTANCE CALLS TO THE NUMBER OF THE RENTED PREMISES. If such calls are charged to this number
during the period of occupancy, renter agrees to pay for calls plus a $5.00
service charge.
DAMAGES: To
indemnify Owner for any damage to the rental unit grounds, furnishings,
equipment and household items therein, which occur during the renter's period
of occupancy, excluding normal wear and tear.
Renter understands that any damages which are discovered to exist, or
which occur during renter's occupancy should be reported at the earliest
possible time to the rental agent. Agent can not guarantee air conditioning, appliances
nor electronic equipment.
VIOLATIONS: That
if Renter or any member of Renter’s party violates any of the conditions or
agreements of this contract, this contract may be terminated by Agent.
ENTRY TO PREMISES:
That the Agent or service personnel may enter
premises for purposes of effecting necessary repairs, maintenance and pest
control.
AGENT FOR THE OWNER: That Parker-Kaufman,
Realtors, as Agent for the Owner of the individual cottage shall not be liable
for damage or injury to renter or to any other person or to any property
occurring on the premises or any part thereof,
and renter agrees to hold Agent and Owner harmless fro any claims of damage, no
matter how caused. Agent will not be
responsible for acts of theft or vandalism or other damage to renter’s personal
property. PARKER-KAUFMAN, REALTORS, HAS
ACTED AS AGENT FOR THE OWNER IN THIS TRANSACTION AND IS TO BE PAID A COMMISSION
BY THE OWNER. PARKER-KAUFMAN HAS NOT
ACTED AS AGENT FOR THE RENTER IN THIS TRANSACTION.
WHAT TO BRING:
(These
items are not provided by the owner or Parker-Kaufman):
Linens: Sheets and
Towels, pillow cases etc. (unless you are renting linens from us)
PAPER PRODUCTS:
(Toilet tissue, paper towels, trash bags, coffee filters, etc.)
CLEANING SUPPLIES: (All-purpose cleaner,
bathroom cleaner, glass & floor cleaner, etc.)
PERSONAL ITEMS:
(Hand soap, shampoo/conditioner, lotion).
NOTE: A basic supply of linens, paper products and
toiletries are provided for those renting units at Villas By The Sea.

Rental Rates
These rental rates are
based upon seven (7) day minimum stay. Our rental week runs from Saturday
during peak seasons. During the Off-Season, other beginning and ending days may
be possible. Shorter stays may be available and can be reserved within ten (10)
days of your arrival. Please contact us for details.
Keys
The Cottages have a keyless
entry system, so no keys will be handed out. You will be given an entry code
just prior to or the day of check in. These codes are reset before each new
guest checks in.
Check-In
Check-in time is 4:00 p.m.
Please do not arrive before then unless other arrangements have been made. You
are responsible for any damage to the property during your stay so please let
us know immediately if you detect a problem. Do not wait until check-out to let
us know. You will have a set of house rules and a guest survey in your Cottage.
Please review the rules on arrival and fill out the survey before leaving. We
appreciate all the feedback from our guests. Let us know in advance if you are
going to be a late arrival.
Check-Out
Check-out time is 10:00
a.m. Please make every effort to honor check-out time to allow us time to get
ready for the next guest.
Deposits
To secure your rental, we
MUST receive a payment for 50% of the rental rate within seven (7) days of
making a reservation or it will be released. You may pay by credit card when
booking directly on line or by phone reservation. Paperwork WILL NOT be emailed
or mailed until we receive your deposit. At that time, your reservation will be
confirmed and a confirmation will be emailed or sent USPS mailed to you. The
balance of the rent, services, taxes, and a reservation fee are due 14 days
prior to your arrival.
Method of payment
We can accept payment by
cash, personal check, traveler checks, VISA, MasterCard, or Discover.
Personal checks will only
be accepted at check-in with a valid photo I.D (i.e. Drivers License, Military
or Government ID).
Taxes
Georgia 6% sales tax
applies to Cottage and linen rentals. a 5% Hotel/Motel tax is charged on the
first 30 days of your stay. (All tax rates are subject to change.)
Reservation Processing Fee
A reservation processing
fee of $20.00 is charged on each reservation.
Cancellation policy
ALL CANCELLATIONS MUST BE
IN WRITING and can be sent via US mail or Email. It is
the renters responsibility
to check with our office to insure we have received your notice to cancel a
reservation.
If a cancellation occurs
anytime up to 180 days prior to your arrival we will automatically refund your
deposit, minus $30.00
service charge and $20.00 reservation processing fees. In the event the
cancellation occurs within 180 days prior to your arrival we will make every
effort to re-rent the Cottage for the time period. However, the deposit, will
only be refunded when the Cottage has been re-rented. Since all cottages are
individually owned, upgrading from one cottage to another Cottage will be
treated in the same fashion as a cancellation. You may wish to investigate
“Trip Interruption Insurance Coverage” online or with your local insurance
carrier to protect your vacation investment.
Pet Policy
Pets are not permitted at
any time in Cottages.
Cottage Information

Linens
Sheets, pillow cases,
towels, wash cloths, hand towels, bath mats and a kitchen package are included
in your reservation with The Cottages at Jekyll Island. There is a washer in
dryer in every unit if you need to launder during your stay.
Equipment & Appliances
All of the rental cottages
offer the following: air conditioning, heat, telephone, television, cable TV
services. Parker-Kaufman,
as rental agents, CANNOT guarantee the operation of the air conditioning, or
other appliances: however, we will do our very best to have any malfunction
repaired as soon as possible. Please note: your refrigerator works best on the
middle setting. If you have just arrived with room temperature groceries or hot
items from you automobile, please allow at least 12 to 24 hours for the
refrigerator to reach the proper setting. It helps to not load an entire case
of hot sodas all at once.
Rental rate, furnishing,
and equipment are subject to change with out notice.
Long distance or Collect Calls
Long distance or collect
calls should not be charged to the Cottage telephone. any long distance charges
must be paid for by the renter by calling card or credit card at the time the
call is placed. in the event that a long distance call is charged to the
Cottage phone, the renter will be billed for that call along with a $5.00
handling fee.
Cellular phone service is
always an option.
No-No’s
Furniture moved from one
area of the Cottage to another will result in additional charges. DO NOT
REMOVE ANY FURNISHINGS FROM
THE COTTAGE or move it from one cottage to another
(furniture, cookware,
dishes, utensils, ect.) No campers or recreational
vehicles are allowed on the
premises.
DO NOT PARK ON THE LAWNS
Management has received
several reports of folks crossing the dune line to access high tide beach. High
tide beach is the area between the rock revetment and the dunes. The dune line
runs the entire length of the oceanfront at The Cottages. Please note that the
only approved and authorized high tide beach accesses are the south beach
access in phase I and at the clubhouse beach deck. There is not and will
not be an access in Phase III. Phase IV access is not built yet and is still a
no entry construction zone. The only low tide beach access being east of the
rocks is located at The Clubhouse. Please make your guests and
others aware of this rule and that if they cross the dune line at unauthorized
locations they are violating the Shoreline Protection Act and could be
fined by the JIA.
Parking fee
Currently a fee of $6.00 is
charged for each vehicle entering Jekyll island. Parking fees are used to help
maintain Jekyll Island’s printing beauty. Other options, subject to change, are
available. For more information on parking passes, please contact the Welcome

Vacation Rental Damage Protection
As a part of your stay, you may purchase a Vacation
Rental Damage Protection plan designed to cover unintentional damages to the
rental unit interior that occur during your stay provided they are disclosed to
management prior to check-out. If purchased, the policy will pay a maximum
benefit of $3,000. Any damages that exceed $3,000 or are not covered under the
plan will be charged to the credit card on file. If, during your stay at one of
our rental properties, an insured person causes any damage to real or personal
property of the unit as a result of inadvertent acts or omissions, the Insurer
will reimburse the Insured for the cost of repair or replacement of such
property up to a maximum benefit of $3,000. Certain terms and
conditions apply. Full details of the Vacation Rental Damage coverage are
contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd.
The Vacation Rental Damage plan can be purchased up to, and including at,
check-in. By submitting payment for this plan, you authorize and request CSA
Travel Protection and Insurance Services to pay directly Parker-Kaufman
Realtors any amount payable under the terms and conditions of the Vacation
Rental Damage. Please contact Parker-Kaufman Realtors directly if you do not
wish to participate in this assignment. In the event you do not wish to
purchase this plan, a $1,500. security deposit is required.

option is not applied to your total at the time of booking, a reservation agent
will reach out within 24 business hours to discuss the options and add to your
